My goal was to buy a co-op unit in New York City. The unit that I found to be affordable was part of a Housing Development Fund Corporation (HDFC) cooperative that required an additional New York City board review from the City’s Housing Preservation & Development (HPD) New York City agency, on top of the actual co-op board approval—a daunting task to say the least. That also meant getting a loan via SONYMA (the State of New York Mortgage Agency). So, my loan process was complicated to say the least. Luckily, I had Richard in my corner. He walked me through every step, all the paperwork, the classes, the insurance, the paystubs, the employment verification over and over again. It took HPD 10 months to approve my application. By that point all of my paperwork and class certification had expired. I got a raise from my employer and that kicked me into another program with SONYMA. At no point did any of this make Richard want to stop working with me. In fact, because we talked so often for over a year, he continually assured me that he wasn’t going to give up. He’d check in, ask me about my family, and I’d ask him about his family. For 15 months, no matter what ridiculous obstacle came my way in this process, Richard hung in there, walked me through what I needed to do, and got me to the next step. When he called me and said, “We have a clear to close!” I was almost in tears and I could hear the joy in his voice. I promised him I’d send him a photo of me getting the keys, and he was the second person I sent that photo to (mom comes first). I simply cannot say enough words of praise for what Richard did for me. He was the hero who made my homeownership dreams come true. He truly is a kind, thoughtful, resourceful, professional person who truly cares about his clients. The hard work he put into my mortgage process cannot be overstated. In short: He’s a gem.
